This is a familyhouse for 3 with 2 bedrooms. It has 2 reception rooms, the entrance with a diningroom corner and a livingroom at the back.

I made an inner courtyard with some plants and a nice fountain. The house also has a bar in the entrance room. It should be well lit, at least compared to some complaints from gamers about dark houses. It may be because of the big modern windows and higher walls.

The terrace downstairs and outside has planters if that's your thing

Installation:

It's built on Hallow Slough, but there shouldn't be any problem placing it anywhere else. According to the tutorial, you should just plop it into your tray folder and it will be visible in your library in the game.

I tested this. Make sure you have a sim on the lot first, give him the money he needs first and then go to the library in build mode. Click on the lot and in the lower left corner you will have a down arrow, click on it and replace the empty lot.

Price: it has gone up and down with the same woman living there. From 104k to 99k.
